For those in the know, Punta del Este, the gem of Uruguay in Latin America, has long been renowned for its gorgeous beaches, vast natural preserves, complete privacy and security, and a progressive, cosmopolitan lifestyle. For decades the area has been an exclusive, secondary home to discerning global tastemakers from across Brazil and Argentina, as well as Europeans particularly French, British and Germans.
All of this changed, however, and accelerated immensely after Uruguay in 2020 became one of the most tax efficient districts in the world. Post-pandemic and with so much global uncertainty, many are now looking to Uruguay not only as a secondary home destination but as a safe-haven, Plan B or geopolitical hedge.
Indeed within months after taking office in March 2020, President Luis Lacalle Pou, a 50-year- old proponent of free- market policies (and an avid surfer), issued a decree making it easier for foreigners to make Uruguay their domicile for tax purposes.
Under the new tax residency rules, expats can claim tax residency with just 60 days in Uruguay if they purchase property worth $480,000. If the investor makes a $2.6M investment, there is no residency requirement at all. The payoffs are immense: no taxes on foreign investment income for 11 years.
The incentive is so strong that even with Punta having always been an Argentina playground, a record 22,400 Argentines secured residency within the first year of the new policy.
International developers accelerated projects for the new arrivals but the most exclusive of all communities remains the timeless Fasano Las Piedras managed by the luxurious Fasano brand owned by JHSF. The Erin Boisson Aries Team is proud to be the exclusive representer of Fasano Las Piedras - located in La Barra, Punta del Este.
Amenities include a luxury hotel, an 18-hole Arnold Palmer championship golf course, and a private airstrip. With international schools in the area growing considerably, “there is agrowing number of permanent residents at Las Piedras,” says JHSF CEO Thiago Alonso de Oliveira. “We are seeing more Americans and Europeans than before.”
